What makes Something Perfect different in the Portuguese real estate market?

Carla Xavier: The founding partners of Something Perfect come from diverse professional backgrounds, including real estate brokerage, architecture, management and law. This combination allows us to support our clients across the full range of skills relevant to their needs, from the purchase or sale of their residence to the planning and execution of construction projects and investment opportunities.

Sara Afonso: We do not view real estate as a purely transactional business. What distinguishes us is our commitment to the client’s best interest. We guide, filter, advise and anticipate risks, because a sound property decision is not only emotional; it must also be strategic, well-informed and secure.

Clients can now access hundreds of properties online. Does that make the process easier?

Sara: It makes access to information easier, but not necessarily better decisions. More information does not equate to greater insight. Clients need context, interpretation and a clear understanding of what each property truly represents: price positioning, documentation, legal certainty, potential value and long-term relevance.

Carla: A beautiful property is not always a good investment. That is why curation is essential. Our role is not to show more, but to show better.

Why is legal and documentary analysis so important?

Carla: Every property has a history: registrations, licences, measurements, plans, tax framework, condominium rules and planning restrictions. In land acquisitions, factors such as zoning, considerations about REN, RAN, access, water, electricity and building potential can significantly affect the value of a transaction.

Sara: We work with specialised legal advisors, architects and other professionals whenever necessary. This is especially important for international clients, who may be unfamiliar with the Portuguese legal and administrative processes and need a trusted partner to make the journey clear, safe and well supported.

What is your ambition for the future?

Sara: To become a trusted reference for those buying property in Portugal – not only for the properties we present, but for the way we advise, protect and accompany each client throughout the process.

Carla: To grow without losing our essence: proximity, curation, rigour and commitment. Buying well requires guidance and that is where we aim to position ourselves.
